What are your management fees in the Florida Keys?
New tenant placement is one month’s rent. Monthly property management is 8% of monthly rent. Lease renewals are free, with no additional management fees and no vendor markup. Property repairs and third-party expenses are separate from our management fees.
Who will be my property management contact?
You communicate directly with Gamal Riquelme, broker and owner of Sunshine Brokers. You have a named local contact for questions about your property, tenants and our management services.
How often do you walk through the property?
We perform a property walkthrough about every six months to review its condition and keep you informed. Walkthroughs help us identify maintenance concerns during the tenancy and coordinate follow-up when needed.
What happens if a tenant stops paying rent?
We follow up with the tenant and handle the initial nonpayment notice, including posting the three-day notice when applicable. Our goal is to resolve the issue and collect the outstanding rent. If those efforts are unsuccessful, we recommend an attorney to handle the court eviction process and help coordinate the property records and information needed.
Can I use my own vendors without a markup?
No. We do not add a markup to contractor or vendor invoices. You can use your own service providers or the vendors we work with. The actual cost of repairs remains the property owner’s responsibility.

Yes. We work with local and out-of-area property owners. We provide a local point of contact for tenants, coordinate property issues and keep you updated when you cannot be nearby.
Can you help with waterfront rental property details?
Yes. Where applicable, we help coordinate tenant access to docks or waterfront areas, exterior upkeep and maintenance visits. We discuss the needs of your particular Keys property with you before management begins.
